Landlord Gas Safety Record: Regulation 36 of the Gas Safety (Installation & Use) Regulations 1998 requires that the Landlord of a domestic property ensures that all gas appliances and relevant flues are maintained in a safe condition and that records are kept of their annual inspection. 

What an inspection involves:

The following minimum checks are carried out during an inspection:

The effectiveness of any flue and flue terminal

The supply of combustion air / ventilation requirements

Checking the  effectiveness of appliance's safety devices

The appliance heat input or it's operating pressure or where necessary both

(A modern condensing boiler may require a combustion analyser reading which compares the ratio of carbon monoxide to carbon dioxide in the flue's products of combustion).

Confirmation that the appliance is safe to use.
